The St James Suites occupies land that formed part of the St James Theatre Complex, namely the Odeon, West End and Regent Cinemas, together with a number of retail stores fronting onto Queen Street. These cinemas were added to the St James Theatre in 1957, 1966 and 1982 respectively. (For information on the St James Theatre restoration please refer to our projects page)

ECS prepared and presented a feasibility study of the site to the client who on the strength of this report committed to an unconditional purchase only a few weeks later.

The site was sold with resource consent in place for a 26,500m2 apartment building complex. The development originally consisted of two main components, a podium and the apartment tower. The podium housed 3,800m2 of prime ground level and basement and just under 200 parking spaces up to level 7. The apartment tower above which stretches 134m high houses approximately 323 apartments over levels 8 to 41.

Working with design consultants and Council ECS were able to obtain consent allowing a further 1 ½ floors of residential space which equates to approximately 16 additional apartments or 1,384m2 of additional gross floor area.

Soft demolition work commenced the third quarter of 2015 with hard demo expected to start in the final quarter of 2015. The project program is estimated at 28 months with completion in 2018.
